What future for Metz Actisud?

EPPC participated on April 29th in a working and mediation workshop with economic and institutional actors from the Metz Actisud business area. This meeting allowed to gather the opinions and share the ambitions of the owners and regular users of the Actisud area.

Actisud is an activity zone located on the outskirts of Metz, with a predominantly commercial focus. Developed since the 1970s, it currently occupies nearly 300 hectares of land with 200,000 m² of retail space – including 40,000 m² of sales space at Waves, a retail park delivered in 2014 by Compagnie de Phalsbourg – and 5,000 employees. Since February 2019, EPPC has been a member of the multidisciplinary group led by Leclercq Associés (Taktyk, ERA, EODD) on behalf of Metz Métropole and the Mad & Moselle Communauté de Communes. We bring our expertise in analyzing commercial programming and managing restructuring operations of peripheral commercial areas.

Beyond the case of Actisud, the second commercial zone in France, EPPC is experimenting with a methodology for restructuring commercial zones in peripheral areas whose future remains uncertain throughout the country. This highly operational approach aims to streamline the occupation of land by optimizing forms of commercial programming, while introducing greater functional diversity. Identifying the appropriate levers for land control is a crucial challenge for the implementation of the urban projects envisaged.
