SEM Territoires 35, Rennes Métropole and the city of Pacé have today made public the choice of the winner for the construction of the new commercial project of approximately 25,000 m² of sales space and approximately 38,000 m² of retail space located in Pacé Rive Ouest, opposite Ikea Rennes, on the edge of the RN 12.
The choice was made in favor of the candidacy of the group Compagnie de Phalsbourg – Blot.
This designation follows a demanding, independent and clear selection process led by the elected representatives of Rennes, their services and the SEM. The latter received 13 applications in mid-2012, called four groups to submit their offers in the autumn of 2012 and selected two groups at the beginning of 2013 in order to launch the final discussions.
EPPC has been working with SEM Territoires 35 and Rennes Métropole since the end of 2011 to prepare the consultation, organize it, and help choose the most qualitative project for the agglomeration and the city, balanced from a commercial and financial point of view, respectful of local balances, and ambitious regarding the necessary evolutions in the forms of commerce.
EPPC intervened on this dossier alongside other experts mobilized by SEM Territoires 35 and Rennes Métropole: Cushman & Wakefield for the diagnosis and commercial programming of the site upstream of the launch of the competition phase, SCET for the negotiation of the legal agreements with the winner, ENET+Dolowy for the architectural and urban planning of the projects, SECAD for the aspects of circulation and parking, and ITF for the issues relating to sustainable development.
